This article examines three linked problems in Uzbekistan’s law on real estate alienation contracts: the absence of a clear definition of “real estate” covering unfinished construction, inconsistent rules on when notarial certification is required, and the lack of a bona fide purchaser (registry-reliance) rule found in systems like Germany and England. A fourth problem, remote video-identification contracting, is treated as an extension of the registry-reliance issue. Drawing on comparative law from Germany, England, France, Estonia, Russia, and Kazakhstan, the article proposes concrete statutory language adapted to Uzbekistan’s legal tradition.
